The Code of Hammurabi was the first building code in construction and followed the statement of, “Obligation of design and Construction to Society.” ii. Vitruvius dates back to 40 BC and marks as the beginning of Documentation of design and construction practices. iii. Brunelleschi, this stage was named after famous architect, Filippo Brunelleschi who constructed the Dome in Italy. Brunelleschi stage is known as the Design Builder and Innovator. b. The Rise of Professionalism i. Alberti: Alberti was not a builder, but a designer. Establish architecture as a profession distinct from the science of engineering and construction. The first International separation of the arts from the craft. (1456). Before Alberti, from the 15th century into the 19th century Architects retained responsibilities for both design and construction. c. Professional Societies i. Greater Professional societies that emphasize the growth of Project Delivery Methods. ii. AIA and ASCE iii. Ethical standards of practice d. Legal Separation of Design and Construction i. The miller act: Public contracting laws mandating separation of design from construction and contractor selection solely on cost. ii. Professional licensing requirements. 4. What was the effect of the industry revolution of Project Delivery? a. Effects of the Industrial Revolution i. Beginning of task specification rather than one entity. Ability to communicate design intent, division of labor, entrepreneurship, need for capital (a lot of investors willing to put money in construction equipment and materials).

A comprehensive process including planning, design, construction, and other services necessary. There is three parties involved in a Project Delivery System. 2. What are the fundamental owner decisions in a project delivery? a. Type of Project Delivery System b. Type of procurement method c. Type of contract format 3. What four (4) most common project delivery types? a. Design-Bid-Build b. Multi-Prime c. Construction Management-at-Risk d. Design-Build 4. Design Bid Build Verse Design Build. When does the contractor get involved in each? What is the advantage? Impact of their involvement? a. In a Design Bid Build Project, the contractor does not get involved in the process until the entire design of the Project is completed. In a Design-Build, the contractor is involved on every step on the way. b. Advantages for Design-Bid-Build i. Established way of doing things ii. Suitable for competitive bidding iii. A/E directly works for owner iv. Extensive litigation has resulted in well established legal precedents v. No legal barriers in procurement and licensing vi. Insurance and bonding are well defined c. Advantages for Design-Build i. Single point of responsibility for owner (only one contract). ii. More professional relationship with contractor and designer iii. A/E and constructor on the same team proving unified recommendations to owner iv. Errors are fixed in the design phase of the project v. Early Constructor involvement enhances constructability vi. Faster, more cost-effective delivery system vii. Allows for innovations viii. Fewer changes, fewer claims and less litigation d. Impact of their involvement i. A Design-Build process is a lot faster than a Design-Bid-Build. In comparing both Design-Builds unit cost is 12% less, Construction Speed is 12% faster, and Delivery Speed is 30% faster.
