1.0 : INTRODUCTION

The NCT Alliance Berhad Group has been providing data management and collaboration solutions to a variety of businesses for over a decade, including Fast-Moving Consumer Goods (FMCG), Financial Institutions, Educational Organizations, and Multinational Enterprises. NCT Alliance Berhad assists businesses in efficiently monitoring and collecting data, regardless of its source or frequency. Grand-Flo Berhad was the previous name of NCT Alliance Berhad. The NCT was founded in 1985 by Dato' Sri Yap Ngan Choy. NCT is quickly becoming the firm of choice in the network of tile supply and installation for development projects due to its high-quality goods and great services. NCT Tiling was the largest tile business in Malaysia by 1997. NCT has successfully formed joint ventures with a number of reputable property development companies, earning a reputation for providing high-quality products and services. Grand-Flo started off as a provider of Enterprise Data Collection And Collation Systems in 2004. (EDCCS). In the beginning, it traded on the Malaysian Exchange Of Securities Dealing And Automated Quotation (MESDAQ), a Malaysian securities exchange. The market, which focuses on enterprises with a technical background, first opened in October 1997. Grand -Flo moved to Bursa Malaysia's Main Market in 2006. Companies list their stocks on the primary market for trading purposes. Grand-Flo is currently a major player in the EDCCS industry, providing retail data, hardware, and software tracking, as well as management services. GrandFlo expanded into Thailand, Singapore, Vietnam, Hong Kong, and China in 2011, as well as Indonesia and the Philippines via resellers. Although the company's major business is still Enterprise Data Collection And Collation Systems (EDCCS), the ManageSuite so lution system has begun to gain traction in the industry. NCT continues to grow and establish a name as a rehabilitation development project expert.

The Malaysian government tasked NCT in 2012 with rehabilitating Bandar Salak Tinggi, the country's largest abandoned project. NCT completed the mammoth project, which included two-story terrace houses, two-and-a-half-story terrace houses, and medium-cost apartments, in three years. Another notable success of NCT came in 2013, when it was entrusted with the development of Billion Court, the state of Pahang's largest abandoned project. In mid-2013, Grand-Flo entered the property development market through a cooperation with Jalur Bina Sdn. Bhd, a major construction business that had been taken over at the time. Grand-Flo is the developer of two projects: The Glades in Bukit Mertajam and Vortex Business Park in Batu Kawan. Grand-Flo shares were purchased for RM65.21 million by YBG Yap Consolidated Sdn Bhd, prompting a required takeover offer for the remaining share s. On September 10, 2019, the proposal came to a close, with YBG Yap Consolidated owning 72.59 percent of the company. PLNC Holdings Sdn Bhd is controlled by Dato'Sri Yap Ngan Choy and Dato' Yap Fook Choy, who own 80 percent and 20 percent of the company, respectively. The two brothers work in the property development industry and are the cornerstones of NCT Group's leadership. The company is operating well in its property development sector under this new leadership, and the corporation is moving in a new path. The NCT Group has sold its EDCCS-related company by 2020 to focus on property development. To strengthen the company's position in the Property Development sector in 2021, The Group has identified three major corporate exercises. The proposed acquisi tion consists of two parts: land development rights and a project from the Grand Ion Majestic mixed development project, as well as serviced apartments and commercial retail lots from the Grand Ion Delemen, mixed development project. Both developments are located in the Genting Highlands, near the famed Genting World Resorts. In addition, the group will take over the Grand Ion Delemen serviced apartments at a 15% discount, while the retail lots will be leased to the seller, Galeri Tropika Sdn Bhd, with a 5-year assured rental yield of 7% per annum. It will provide the organisation with a consistent revenue stream and recurrent cash flow. The RM422.9 million purchase price for the Proposed Acquisition will be paid in cash, assumed liabilities, and the issue of unsecured loan stock that will pay Galeri Tropika Sdn Bhd in stages. The group will next execute private placement activities in order to generate about RM75 million for existing and future property development projects. In addition, the firm has suggested changing its name from Grand-Flo Berhad to NCT Alliance Berhad.

2.0 : PLANNING Planning is interpreted as the process of outlining the activities required to meet the organization's objectives. Moreover, planning is to produce a plan for future action with the goal of achieving certain goals at a specific cost in a specific amount of time.

2.1 : VISION AND MISSION STATEMENT

• VISION NCT Alliance Berhad vision statement is “Creating World-class Masterpiece” . This statement indicates that NCT Alliance Berhad aim to dominate the globe market in the field of tile installation work so that they may gain customer trust and establish a reputation for providing high-quality tile installation services that can meet all of the client's tile installation techniques criteria. A house, according to NCT Alliance Berhad, is not merely a structure made of building materials, but also a place filled with love, hope, and joy. The NCT Alliance, which has been in operation for over 35 years, continues to follow the development philosophy of "Noble, Captivating, Trailblazing" in this all-new era. Each development project has its own personality and is created to the greatest standards. Their primary goal is to create ideal homes and residences that satisfy our clients' preferences. NCT Alliance adheres to high standards and best practices throughout the development process to ensure unrivalled product quality and service. Their beliefs guide is their day-to -day operations as well as their long-term goals.

• MISSION If to be listed , there are many mission statements that NCT Alliance Berhad has set in order to achieve the company's success goals. Firstly, NCT Alliance Berhad aims to create architectural works that are internationally renowned and appreciated worldwide. Next, they also wanted to continue to develop new 020 tactics to advance in the next generation of internet marketing technologies for the tourism, hotel, and commercial industries sectors. Also, NCT Alliance Berhad wanted to strive for the advancement of companies, brands, products and services. Besides, their another mission is to maintain professionalism, honesty, and long-term connections with consumers, business partners and also shareholders through honest work methods. Then, they also desire to create an internationally viable real estate

landscape that can appeal to worldwide tastes and strengthen Malaysia’s standing as a desirable place to live. They also aim to improve the quality of the local tourism business, develop new real estate projects focusing on tourism and update existing enterprises. Last but not least, NCT Alliance Berhad always place a premium on the quality of their work and dedication to give out the best solution to their valued clients.

2.2 : TYPES OF PLANNING

OPERATIONAL PLANNING

As a developer, this operational planning strives to ensure that the project is delivered on time and that there are no delays, because if they sign the sale and buy agreement before the purchase, the clock will stop before the date. So, on average, it takes 24 months to construct a landed property, such as a landed residential house, and hand over the project to the buyer. If projects are delayed, all development managers must attend site meetings on a regular basis. They must determine what type of project or land is available for them to enter. As a result, they'd send a crew to the site to see if it's visible or not. Then they'd research what kind of people live there, what kind of income or spending hours they have, what kind of development is nearby, what kind of price they can sell, and how much the land would cost. If the land cost is RM50 million, for example, they must ensure that the project value is sufficient to pay the land cost. In most cases, it will be between 20% and 50% of the project's value. As a result, that will be the criterion they will use to assess the project's viability. After that, they must submit an application for development approval and form a team. They will be able to handle anything if they have a project management staff. So they have a development project manager who will oversee everything from there. They need to appoint a team of consultants, such as an architect, a mechanical engineering engineer, a civil structure engineer, a planner, and a surveyor, as soon as they want to make a submission for development approval. As a result, setting up a project team will be quite routine. As a result, NCT Alliance Berhad Company will usually be divided into a few development managers. The development manager A, for example, is mostly concerned with Selangor. As a result, he will be in charge of Selangor's project from beginning to end. He will monitor and keep on track of the project from the time the approval or development is obtained until the day -today construction activity is completed.

TACTICAL PLANNING

In fact, NCT Alliance Berhad's tactical planning is linked to its operational planning. Tactical planning is mainly concerned with how they choose the right personnel to run the project. As a result, they will gain access to a person's background. For example, a person with experience in high-rise building may also have experience in supervising township development or managing industrial projects. Aside from that, NCT Alliance Berhad will investigate where he began. Maybe he was a contractor before he went into development. As a result, he may possess higher technical expertise in terms of work progress in all areas. Some development managers concentrate in their profession solely as developers, in other words, they understand how to plan sales. If they come from a construction background, their skill is in monitoring the progress of the project. So, that is one of the important factors in determining whether or not this person is qualified to handle this assignment. Furthermore, even if a person lacks building site experience, NCT Alliance Berhad will assign some supervisors with equivalent experience to assist him. Some development managers, as previously said, have more experience in terms of selling projects. Some have more operational experience, while others have more project costing experience. As a result, NCT Alliance Berhad will use this to find the ideal personnel for their initiatives. As a result, the ultimate goal is to ensure that the project achieves a profit target of 15% to 20%.

NCT Alliance Berhad's Board of Directors is made up of skilled and experienced persons with a strong background in corporate management administration, prudent financial management, marketing, and leadership. Most notably, the NCT Alliance Berhad Board of Directors has over 100 years of combined experience in numerous industries and businesses. They are quite confident in their ability to tackle any future issue and conquer it with the appropriate combination of leadership and vision, despite their various backgrounds.

MATRIX STRUCTURE As seen in the diagram above, NCT Alliance Berhad Compan y use the matrix structure type which is the most common organizational structure type used by most companies in Malaysia. A matrix organization is a business structure in which teams report to a number of different supervisors. The matrix design encourages free communication among teams and can assist businesses in developing more innovative products and services. This framework eliminates the need for teams to realign each time a new project begins. There are many management reporting structures in matrix organizations. While this may appear perplexing at first, each department normally has a primary manager. Working under the direction of a department manager is similar to a typical work arrangement. Finance colleagues, for example, report to the head of financial department. The vice president of their division reports to the head of financial department. All reporting ties eventually go to the CEO. The matrix organization might help to clarify project goals. Solidifying project goals is crucial when team members reports their progress to both the project manager and the department head. Not only that, because each team reports to different leaders, working in a matrix structure allows information to flow freely between them. In a hierarchical organization, team members must remember to relay information, whereas the matrix makes information flow a requirement. Reporting data to several leaders may be laborious, but with

the correct project management system in place, team members will have to do little or no more work. These individuals work under the direction of functional department heads before being allocated to project managers. Working with specialists is typically enjoyable, and it can boost project outcomes. To sum up, this matrix structure is very helpful to NCT Alliance Berhad company in managing their organization. By using this method of segregation of departments, various jobs can be done quickly and in an organized manner as each department has its own representative to manage the department without having to worry about doing a lot of work at one time.

3.2 : TYPES OF DEPARTMENTALIZATION Every business will undoubtedly have departments organized according to the suitability of their jobs. Similarly, NCT Alliance Berhad has different divisions inside the company that can assist in furthering the company's growth and ensuring that it runs smoothly at all times. The Financial Department of NCT Alliance Berhad is one of the company's departments. This financial department is one of the most significant departments in the firm because it deals with money inflow. The financial department is divided into many sections that assist the organization in managing money from various sources. Construction, general, property development, corporate financial planning & strategy, and so on are all part of the independent finance division. Each of these financial divisions has a general manager who will oversee the movement of their men while also managing the input of money into the company to avoid any complications that may lead to the company's bankruptcy. Tan Kian Whoo, the Company's Chief Financial Officer, was appointed on January 25, 2021. Mr. Tan began his career as an external auditor with Ernst & Young after graduating from the University of Technology in Sydney, Australia, with a Bachelor of Business Degree in Accounting and Finance. He has over 20 years of expertise in company finance, operational improvement of internal controls, acquisition structure design, tax planning, and risk management. Mr. Tan is currently a member of the Malaysian Institute of Accountants (MIA) and the Certified Practicing Accountant (CPA) Australia. Throughout his career, he has held different senior finance positions in other publicly traded companies in Malaysia. With such a

background as a chief financial officer, it has been demonstrated that the company will always be in a stable financial state, and that he will be able to provide sound financial advise to his finance department's workers. Moreover, there is also a department known as the Sales and Marketing Department, which is one of the most significant departments that must exist in a company in order for the company to expand and attract people to learn about the NCT Alliance Berhad organization. Marketing, in its most formal sense, is the umbrella function that oversees advertising, promotions, public relations, and sales. Research and development, pricing, distribution, customer service, sales, and communications are all marketing tasks. A sales department, in its most basic form, advises the marketing department based on client input and focuses on customer engagement to drive sales. The sales department is told what to stress and what sales techniques to employ by the marketing department. Yap Pui Yee, the Company's Head of Sales and Marketing, was appointed on September 1, 2019. As the company prepares to focus on the property development portion of its business, she joined Grand -Flo as Head of Sales and Marketing in 2019. Ms. Yap graduated from Sunway College with a bachelor's degree in accounting and began working with the NCT Group of Companies in 2 010. In 2015, she progressed through the ranks to become the head of the Sales and Marketing department. She is in charge of all sales, marketing, and corporate communications initiatives for the company. Ms. Yap has over ten years of property development expertise and has played a key part in the growth and success of NCT Group, where she is now the Head of Sales and Marketing. The award-winning Grand Ion Delemen and Grand Ion Majestic in Genting Highlands are among the major projects she has overseen. She has a proven track record of successfully promoting existing brands and launching new items onto the market. She is in charge of analysing budgets, scheduling expenditures, and ensuring that the sales team meets their quotas and goals by researching and developing marketing opportunities and plans, understanding consumer requirements, identifying market trends, and suggesting system improvements in order to meet the Company's marketing objectives. Based on Ms. Yap Pui Yee's background, the NCT Alliance Berhad firm no longer has to be concerned about expanding their business to a higher level, such as worldwide, because Ms. Yap has used numerous tactics to attract the public's attention to this NCT Alliance Berhad company.
