The following list is a guide for developers, architects, interior designers and MEP consultants to help with the design and construction of new hotels. Many areas have separate checklists and memos and these should be requested from Archipelago International if you do not already have them. Daftar berikut adalah panduan bagi pemilik hotel, arsitek, desainer interior dan konsultan MEP untuk membantu dalam mendesain atau konstruksi hotel baru. Pada bagian tertentu juga terdapat beberapa check list dan memo yang dapat diminta kepada Archipelago International International jika anda belum memilikinya. The general design of hotels these days is for more organic shapes, trying to get away from blocked building, walls and shapes and going more for round and organic shapes and structures. The number of rooms, meeting rooms, coffee shop seating and parking space must all be in relationship to each other of the hotel is to be successful. Among the many planning requirements that the architect/designers should address during the conceptual design, the most-important goal is that the smooth functioning of one area does not interfere with that of the others. The noise or the movement of people in one area should not disturb both the people working, and the guests in other areas.. When this goal is not possible, which is almost always the case in downtown hotels and properties over rooms, the designer must assess the relative merits of alternate groupings of service and public functions. The following checklist identifies the critical adjacencies:

2. LOBBY The minimum size of lobby is depends on total room numbers on each brand of hotel.  Fave, Neo & Quest Vibe (2-2+ stars) = 0.5 x total room numbers  

Neo+, Quest, Aston City, Aston, Harper, Kamuela (3-4stars) = 0.75 x total room numbers Grand Aston, Royal Kamuela, Royal Alana (5 stars) = 1 x total room numbers

For examples, if the number of rooms is 100, the minimum lobby size for 2 star hotel is : = 100 x 0.5 sqm = 50 sqm.     

The lobby area as well as the front desk and concierge should also have some comfortable sofas and coffee tables (seating lounge) Toilets should be conveniently located nearby. There may be a void to give a higher ceiling and overall feeling of space. The lobby should lead easily to areas such as front desk, lifts, coffee shop, meeting rooms and so forth – when guests enter they should have a feeling for where facilities are located without having to constantly look for signage. It should contain the following as a minimum; 1. Front desk; 2. Concierge/bell desk; 3. Luggage store room; 4. Space for luggage trolleys; 5. Greeters desk – for welcome drinks and towels – should have refrigerator; 6. Male and female toilets;

Perhitungan luas minimum lobi adalah total jumlah kamar dikalikan 0.5 meter persegi. Contohnya, jika jumlah kamar 100, maka luas minimum lobi adalah 100 x 0.5 m2 = 50 meter persegi. 

Toilet harus berlokasi di dekatnya. Mungkin ada void untuk memberikan kesan langit-langit yang tinggi sehingga tercipta ruang yang lebih terbuka dan luas. Lobi harus dapat dijadikan titik berangkat menuju meja resepsionis, lift, coffee shop, ruang pertemuan dan sebagainya - ketika tamu masuk ke dalam hotel, mereka harus dapat dengan mudah mencari lokasi lokasi tersebut tanpa harus terus-menerus mencari signage. Hal-hal diatas harus mencakup beberapa persyaratan minimum sebagai berikut : 1. Meja Resepsionis 2. Meja untuk Concierge. 3. Gudang untuk koper. 4. Ruang untuk tempat trolley koper. 5. Meja untuk Greeters – untuk welcome drinks and handuk – harus ada kulkas. 6. Toilet untuk Pria dan Wanita

3. COMMERCIAL SPACE Some commercial space can be planned for lobbies or near them. Fave hotels in particular will make benefit from a small kiosk (vending machine) as no mini bar is available in the room. Beberapa area komersial dapat direncanakan peletakannya di area Lobby atau area yang dekat dengan Lobby. Di FAVE Hotel disarankan untuk memiliki kios kecil (mesin minuman) kecil di area lobby dikarenakan tidak terdapatnya minibar di masing – masing kamar. 4. RESTAURANT / COFFEE SHOP Refer to separate coffee shop check list Mengacu kepada check list terpisah untuk area Coffee Shop. A discussion needs to take place on the size and seating numbers for the coffee shop. Normally there would be 60% seats compared to the number of rooms – so if a hotel has 200 rooms then normally there would be 120 seats in the coffee shop. Special consideration however should be give to the turnover times during breakfast (normally faster in a city hotel than in a resort) and if the coffee shop will be used to cater for lunch buffets for meeting attendants. In that case, the number of seat capacity in coffee shop must be equal with the number of meeting room capacity. Coffee shop must have indoor and outdoor area. Namun Pertimbangan khusus harus diberikan saat waktu sarapan (biasanya lebih cepat di hotel yang terletak di pusat kota daripada di resor) dan jika Coffee Shop akan digunakan untuk melayani makan siang, terutama tamu yang menggunakan meeting rooms. Dalam kasus tersebut, jumlah kapasitas kursi di coffee shop harus sama dengan jumlah kapasitas meeting rooms. Harus terdapat area duduk dalam dan luar di setiap coffee shop. 5. SPECIALITY RESTAURANT Restoran Khusus Ideally this would be about 40 to 60 seats and have a special theme such a Chinese or Japanese food. It may be in-house or outsourced. A discussion needs to take place on the correct number and size of meeting rooms as well as if a ballroom is required and what size it should be. Flexibility is important in selling meeting rooms and catering for groups so moveable partitions should be used in some of the meeting rooms. Ruang rapat yang fleksibel akan lebih mudah untuk dijual. The diagram below illustrates the recommended arrangement of meeting and banquet facilities and their connections to public and back-of-house areas in the hotel. Generally, the function space should be separated from the other public facilities and developed, in addition with some differentiation among the ballroom, meeting, and banquet spaces. Support services should be provides nearby. 7. MUSHOLLA Mushola A nice mushola for guests is required close to the meeting rooms. This is important in today‟s market and should be as nice as possible. What categories of rooms should there be – normally they are divided between Standard,Superior,Deluxe, Suites, Governor or Presidential Suites and perhaps one or two handicapped rooms. 9. CORRIDORS KORIDOR  

Corridors need to be a minimum of 1.5 m wide and up to 1.8 m in a 5 star hotel. Lebar koridor harus minimal 1.5 M dan 1,8 M di sebuah hotel bintang 5. The lighting can be recessed lights in the middle in budget hotels up to more elaborate recessed lighting and wall lights in higher star properties. Flooring must be carpet tiles. In 4 or 5 star hotels can be Carpet rolls The carpet can be wall to wall or inlaid to be cheaper and easier to rotate and replace. 10. ROOM NUMBERING Penomoran Kamar It is important to do the room numbering as soon as the design as done and that all groups such as architects, contractor and operator use the same numbering in order to avoid problems later on. Archipelago International uses the "zig-zag" system, in which rooms numbers alternate across a hallway so all the odd-numbered rooms are on one side and all the even rooms are across from them. Archipelago International will prepare the room numbering and send to all concerned. 11. DOORS – refer to sample specs from Archipelago International Pintu - lihat spesifikasi contoh dari Archipelago International Proper doors need to be designed and installed in all areas from guest doors to public toilets and BOH areas. A sample design for all areas is available from Archipelago International.

SHAFT AND SHAFT’S DOOR Shaft dan Pintu Shaft Shafts should be sized correctly by the MEP consultant so that pipes are accessible while space in the bathroom is not wasted. Shaft doors should be on a hinge design and be easy to open and nicely decorated. Ukuran shaft harus dipastikan sesuai dengan ukuran yang diminta oleh konsultan MEP. There should be male and female toilets as well as a handicapped toilet which can also double as a baby changing room – a wall mounted baby changing table should be installed.
