What is the difference between “commercial” and “residential” tenancies?

4. What is the difference between an “assignment” and a “subletting” of a residential tenancy? Sublet – when you have a tenant and subtenant [ the tenant is responsible because they sign a lease]. The tenant has to move out. Has to before the term ends. Assignment – transferring the remainder of your tenancy to someone else. Both of these you need reasonable consent from the landlord.

5. Bob signed a lease for an apartment commencing July 1, 2015 and ending June 30, 2016. On August 15, 2015 he is told he is being transferred permanently to Australia.
