3.0 Defective Materials at Building Elements 3.1 BRICKS i.

Defect: Hairline Crack

Diagnosis: Reference no. Category of Defect Building Element Location Material Description of Typical Defect Approximate Crack Width (mm) Degree of Defect Photos

B (W): 1 Minor / Major – Non-structural / Structural Wall Male Toilet no. 1 at Level 1 Brick Hairline crack of less than about 0.1mm widths. Up to 0.1 Negligible / Very Slight / Slight / Moderate / Severe / Very Severe Nature Due to internally induced stresses in building materials Symptoms Plaster and paint deteriorate and wallpaper loosens. Causes drying shrinkage / thermal movement / elastic deformation / creep / chemical reaction / foundation movement & settlement of soil / growth of vegetation Specification Cement and water content, temperature of fresh concrete and relative humidity of surroundings Type Thin / Medium / Wide Preventive Good quality of building Measures materials according to the specification if used that will minimize the cracks in the building.

Remedial Works complete with Estimated Cost:  No actions required.

Prognosis: Good quality of building materials according to the specification if used that will minimize the cracks in the building.

Defect: Shear crack

Diagnosis: Reference no. Category of Defect Building Element Location Material Description of Typical Defect Approximate Crack Width (mm) Degree of Defect Photos

B (W): 2 Minor / Major – Non-structural / Structural Wall Store no.3 at Basement 1 Brick Shear crack of more than 2mm widths. Up to 2 Negligible / Very Slight / Slight / Moderate / Severe / Very Severe Nature Due to incorrect design / faulty construction / overloading Symptoms The cracks developed as even and uniformly spread throughout. Causes drying shrinkage / thermal movement / elastic deformation / creep / chemical reaction / foundation movement & settlement of soil / growth of vegetation Specification Local variations in the nature of supporting soil, which remained undetected and could not be taken care of in the foundation design at the construction. Type Thin / Medium / Wide Preventive If from any site intended Measures for new construction, vegetation including trees have been removed and the soil is shrinkable clay, do not commence construction activity on that soil until it undergone expansion and stabilized after absorbing moisture in at least one rainy season.

Remedial Works:

Figure 1.2: Remedial Works of Shear Crack     

Settlement cracks are caused when the footing supporting the home moves downward or tips. Illustration Figure 1.2 depicts a footing that has settled, creating a crack in the wall above the settlement. The crack is open at the top and tighter at the bottom. There often will be a crack in the floor where the footing has started to drop. A wide gap also may develop between the floor and the wall if the footing settles and the wall rotates outward.

Estimated Costs: Detail: No .
