2.0 INTRODUCTION OF CASE STUDY Building maintenance is one of the most important things that the management of the property needs to take care of. To maintain the performance of the building, the property management should carry out an inspection and check all defects and damages in the building to repair or fix the damages to make sure the building in a good condition. Building defects is the building regulation prescribe that material used In the building shall be suitable nature and have a good quality. For your information, every building will face a lot of problems in building defects such as crack, painting defect, door knob broke and others. The defects that occur will ensure that the person who live in the building will take action to overcome that defects and the property will be properly maintained and all of the parts in the building can function as efficiently and effectively. This case study carried out at by every group member’s houses. Everyone in our group carried out the building inspection at their own house and fill in the inspection checklist when inspect all the items in our house. From the inspection, we figure out that a lot of building defects that occur in our house.

Ceiling leak stains

Element/ Interior Ceiling Component Descriptions of Defect Dull stains can be seen from the plastered ceiling. Possible Cause of Defect Water leak in or on the ceiling can also result from plumbing leakage or leakage of roofs or other sources of indoor water or high levels of moisture, although leakage from above is the most common cause of water damage to ceilings. The leakage soaks into the ceiling and then evaporates, leaving a layer of stain on the surface. Remedies 1) Firstly, find the source of the leak. 2) If the possibility of source is from the roof, locate and fix cracking shingles, damaged flashing (weatherproofing material installed on the roof) or defective seals around roof vents, both of which may give way to leaks. 3) Later, apply an oil-based coat of stain primer. 4) Repaint the ceiling with a layer of ceiling paint, or using Stormdy Masonry Treatment

Cream. 5) Lastly, make sure adequate ventilation is available, so no more moisture will not trap inside the building for further prevention.

Penetrating damp patches on wall Internal Wall

Descriptions of Defect Patches of damp stain are seen on the wall. The wall and its paint are damaged by the dampness. The colour will rust and stain the wall. Possible Cause of Defect The fault is due to the exposure of the wall to damp conditions. This can happen because of leakage to facilities such as pipes, tanks and fittings, or because of penetrating dampness as moisture from outside reaches the internal wall. The leakage soaks into the wall and then evaporates, leaving a layer of stain on the surface. Remedies 1) Carry out visual inspection by using electronic moisture meter readings to check the dampness of the wall. 2) If the issue occurs from service leakage, seek professional help to locate the cause of the problem and remedy it as soon as possible, such as repairing or removing the pipe to avoid the leakage. 3) However, although the area appears moist, is actually dry when checked with a moisture meter then the problem might be from room humidifiers, or humidity from weather. Then, ventilate the house such as seal the gaps around window and door frames. 4) Repaint the wall with wall paint.

Possible Cause of Defect It occurs when the door is unintentionally closed from the inside and the force is used to open the door so that the inside component of the door knob is broken and loose. Remedial Replace Door Knob By using screwdriver or Allen key, loosen the screw and remove the knob that uncovers the shaft. provide some space for the knob to rotate correctly by holding it back and then tighten the screw. In the case of a non-threaded shaft, the knob can be conveniently set back on the shaft and up to the door face until the screw is tightened.

Remedial Firstly, switching off the power to the supposed wall switch. Prepare tools such as flat-head screwdriver, Philips screwdriver, replacement outlet (if needed), voltage tester, Remove the cover plate and use a flashlight to carefully inspect the inside screw terminals where the wires are attached. In case any that's loose, cautiously tighten the screw terminals down on the wires. Bending the outside wires of the plug will help the wire remain in the outlet Next, make sure the new socket is securely sealed, so that the tool can't wiggle when insert or remove plugs.

Element/ Casement window Component Descriptions of Defect The window cannot be completely closed and caught up at a certain point. Difficulty in opening and shutting the glass panel. Possible Cause of Defect Possibility of dis-alignment of frames and glass panels or improper prevention resulting in debris entering the friction track will cause the window to stuck. Besides, improper installation of friction and pivot brackets. Remedial Check the alignment of the outer frames and the inner panels and clear the track of all debris. Next, remains to check the conditions of friction stays. If it broken or rusting, try to replace a new friction stays for casement window. Lastly, apply lubricant to every moving area of the window. Lubrication is recommended for the prevention of harm at least once a year.

Description of defect There are cracks that occur on the surfaces of the internal wall finishes of the house. Possible cause of defect Contraction and expansion of the materials such as paint or plaster. This is usually a problem if the wall is within a room that is periodically air-conditioned or it faces the afternoon sun quite a bit. The movement of contraction and expansion can cause cracks to appear. Remedial First step is to create a deeper hairline crack by using a scrapper before starting the repair work. Fill it with filling solution/joint compound. Make sure the filler covers the entire crack. Then apply paint. If the painter applies two coats, always make sure the first coat has properly dried before applying the second coat.

Description of defect When then door knob broke, the door is unable to close and lock the door as the part inside the knob is missing. Possible cause of defect This problem happens when the door is accidently locked from inside and the house occupant’s force is being use in order to open the door and door knob broke. Remedial This defect can be solving by installing a new door knob. Use a screwdriver to remove the existing knob from the interior side of the door. This will release the knob and allow you to pull the knobs off of both sides of the door. Remove the screws from the latch plate located on the inside edge of the door. Insert the new door knob latch on the inside edge of the door. Put this new knob and spindle through the latch you just installed. Align the parts and secure in place Lastly, test the new doorknob to make sure everything is installed correctly.

Description of defect This happen when the air-conditioning switch on and after a few minutes of air-conditioning operating the water will drop down from the air-conditioning. Possible cause of defect Lack of regular maintenance. Remedial Shutdown and unplug the air conditioning unit. This is to ensure the safety for the house occupant. Unscrew the access panel to locate the condensate drain pan. The condensate drain is at a saturation point under the evaporating coils. Check whether water is overflowing from the pan. If there is overflow occur, the odds are that the drain channel is clogged. Soak the water and wash the pan with a piece of dry cloth.

If the paint is still wet, brush or roll out the excessive paint so that it is in harmony with the remaining paint coat.

If using mixed concrete patch, mix according to the manufacturer's direction and then trowel the patch into the crack. After patching the concrete, it will be better when we seal it.

Possible cause of defect The bulb may be loose or the circuit breaker has tripped or the fuse of the lamp burns out Remedial This bulb need to be replace. When the replacement process occurs, the switch need to turn off. Remove the old bulb from the light. Place the replacement LED bulb in the fixture and screw it into place. Turn the bulb slowly so that it goes down evenly onto the threads of the fixture's screw. Restore power to the fixture by plugging it back in. Turn on the light and be sure that it is functional.
