The architect Michael Heenan, principal with Allen Jack + Cottier who had previously used Hanson Precast on the international award winning project Sport and Recreation Hall in Berry NSW, wanted to explore more possibilities with this building. Environmentally sustainable principles were incorporated in the design with the precast contributing 3 green star points. The building, part of the BER program, also needed to be delivered within strict time and cost parameters.

It was decided to erect the building in 2 stages with the rear section of the building that included the lift, curved stairwell, rear walls and a small section of the flooring erected first.

300 thick hollowcore floor planks clear spanning almost 13 metres onto the external loadbearing precast walling were also selected.

The temporary bracing on stage 1 was kept in place until after the stage 2 elements were erected and the concrete topping to the planks was poured. A concrete topping to the 2 floor planks cast with the insitu landings helped to tie the elements together.

The manufacture of the 12 large Nawkaw stained external sandwich panels for the two street elevations with fourteen amorphous holes in each panel was a challenge for the precaster, Hanson.

The 14 holes in each panel needed to have a rebate for the fitting of external glazing and to have an acceptable of-form finish for the Nawkaw staining. Forming of the random shape and sometimes large holes was achieved by using complete rubber liners cast off timber patterns. The insulating layer needed to be profiled around the holes prior to the casting of the two layers of concrete.

Special consideration was undertaken by the architect to select a colour and texture for the exterior walling to compliment the historical brick buildings in the surrounding streets. A burnt terracotta finish with a replicated scattered iron spot that added a metallic lustre to the panels was chosen. The Nawkaw 3 stage staining process needed to be applied in the precast factory to allow the technician the best environment to achieve the finish that gave a texture that would reflect light differently.

Macarthur street was closed to traffic with police and traffic controllers located at each end of the street to control local traffic and pedestrians.

The second stage erection of the 16 tonne amorphous stained wall panels that needed to be placed nearly 20 metres from the crane required a 300 tonne mobile crane to be located in Macarthur Street. The rear wall panels and the floor planks in stage 2 were also erected with the 300 tonne crane.

After 8 days the erection of precast elements on this unique building was completed. Note propping and connection of lintel to wall and floor panels. Why are the props still in place? When should they be removed? What other works will be needed to complete this project? • Concrete (in-situ), Electrical, Plumbing, HAV, Lift, Glazing, Painting etc.
