1 CHAPTER 1 The Problem and Its Background Introduction Tourism industry plays an important role in being one of the major contributors to the economy of the Philippines. An accommodation is a key expense of almost every trip, therefore accommodation development need to be taken into account in order to attract target tourists from other countries. The long-stay of tourists is important since the longer they stay means the more they are willing to pay for their expense which is good to the economy. Subsequently, the reasons of staying longer in one country are the primary goals of Department of Tourism (DOT) to attain satisfactory from the consumers. Long-stay tourism, a type of alternative tourism, focuses on the learning of language and cross-cultural exchanges between tourists, considered as visiting guests, and local people, on the other side, considered as hosts. Also, this kind of tourism was highly associated with the term 'Second-home' that is normal culture for tourists with purchasing power. Thereafter, the term 'Retirement home' is also highly related too due to the global socio- demographic trend in the near future....
