Major Assignment #2 - Integrated Project Delivery TECHNICAL REPORT and PROJECT FEASIBILITY ASSESSMENT Assignment Brief: Students will be asked to complete the major project as part of a 3 member project team. Each team will assume the role of Project Manager in the AEC sector specializing in “Integrated Practice” and “Integrated Project Delivery”. As a team, students will collaborate; research and compose a structured technical report focusing on the adoption, implementation and deployment of an IPD contractual delivery. Each team will summarize the application of IPD to a “Client” for a “proposed” (fictitious) building project. The final report will be constructed to be a professional-quality formal report. The report will include a title sheet, table of contents; an executive summary and 2 major parts with sub-sections. All reports will include commentary, research findings from multiple sources, quotations, summaries; and opinions of their findings. Embedded images and graphics are mandatory requirements of the final published report. Part A1:

Project Plan – Integrated Team Responsibilities – Preliminary Submission:

Not later than the end of week 4, Each team will present and prepare a project creation schedule for the assignment's full duration (Weeks 4 – 13). All tasks/topics will be shared and assigned equally to separate team members for research, collaboration and preparation. Teams will be responsible for determining the format for this presentation and the creation of an assignment schedule and topic assignment list/responsibility assignment are required to be completed. IPD Application and Research Findings: Provide an Executive Summary of the report’s contents and findings; Research; Identify and define “Integrated Project Delivery - IPD” and “Integrated Practice -IP” and contrast their definitions to clarify the differences to the client; Research, from multiple sources, the strengths and weaknesses of IPD for AECOO participants; Identify and summarize all completed and proposed IPD deliveries in Canada; Discuss the relationship between BIM and IPD for project delivery and its interdependency; Research; identify and assess the limitations to applying an IPD for construction projects;

PART B2: IPD APPLICATION FOR PROJECT: Using the provided (hypothetical) project brief, students will be asked to act as a PM and complete the report by outlining the application of IPD frameworks to a fictitious project. ฀ ฀ ฀ ฀ ฀ ฀ ฀

Outline and assess to the client the common delivery methods possible for their “project”; Compare the strength and weaknesses of the methods; Perform a complete risk assessment and summary for the proposed project; Use a template to define and discuss a full SWOT analysis for the project; Assess and discuss the “project's feasibility” as proposed; Identify all steps for completing the proposed project with an IPD delivery; Discuss, present and apply the requirements of the set-out stage and first IPD phase for the proposed project.

Prepare and insert an annotated conceptual massing model (created in REVIT) for the project's proposal and the project specifications. Conclude a recommendation to the owner for the project's viability, feasibility and recommend a contractual delivery method.

This paper will a minimum of 3,200 and a maximum of 5,200 words and be submitted with the following formatting: • • • • •

the latest version of the APA format (coordinated to the COMMS class requirements); minimum 11pt Arial font with double spacing; provided a 50mm margin at the right of the documents page Include a cover sheet and table of contents for the report sections headings. The report layout and structure will be discussed in class.

The project will be assessed as a whole with each group member being given an equal score. Any or all incomplete projects; sections; discussions will be marked accordingly and will affect the “common mark” for all members equally. The Evaluation of the Technical Report will be per the following breakdown;

THE ASSIGNMENT DEADLINE is IDENTIFIED on FOL. An electronic (FOL Assignment Dropbox) and printed + coil bound submission will be handed in to the professor prior to the deadline and into the T3010 office. All late assignments will be subjected to the late policies of the College and School of Building Technology. All works must be submitted to and through the FOL dropbox. All papers will be run through the Turnitin detection software for originality. All school policies will be strictly enforced in the areas of academic integrity and originality.

Interim Submission Requirement #1 Project Breakdown and Primary Investigator Assignment.

Scope: A draft copy of this program will be submitted to the professor not later than 2:00 pm on the first day of Week 7. All tasks; resources and dates will be outlined. This form will identify the primary investigator for each of the individual sections of the report. Although the project is a group research assignment and a mark is achieved for the collaboration of the topics in the report it is essential that each student contribute equally. It is the role of the primary investigator to present their findings to the team per the schedule. A final revised copy will be added an appendix into the final report. Proposed Commercial Development, London

Project Scope: Your client, #LONDON’sFuture Real Estate Development is considering the development of a new high rise commercial development in downtown London. As their chosen CPM, you will be asked to provide them with guidance for their proposal. #LF has selected a site in the core of London and has proceeded with an offer to purchase the property. The owner is planning a multi-storey mixed-use building on the site. The owner has an offer to purchase two properties at 141 and 131 King Street in London and an option at 126 York Street. The parcels are in the heart of London’s downtown core and are a few of the empty parcels that are left in the core. A lot of development is proposed in the area as well as some municipal development. The owner is hoping to be part of the neighbourhood’s rebirth. The success of buildings such as Budweiser Gardens and the Covent Garden Market makes the site attractive for development. The owner sees value in the existing structure at 141 King Street and wants the building incorporated in the new proposal. The owner wants the new development to front onto King Street to maximize the development's value and impact on the neighbourhood. A detailed analysis of the site and the development area is required to properly advise the client on the development proposal. You will be asked (completion of PART B requirements) to assess all the risks associated with the development, complete a detailed SWOT analysis of the properties and advise the owner on the feasibility to proceed with the development both in procurement, design and construction. Reviewing the neighbourhood and the municipality's intentions form a major part of the project's feasibility.
