CHAPTER I THE PROBLEM AND ITS BACKGROUND 1.1. Introduction The Philippines is a relatively small country yet it is known to have many shopping malls. One cannot help but wonder why a population that is one of the poorest in Southeast Asia is so obsessed with shopping malls. The mall has become a part of Philippine culture and a ubiquitous aspect of urban lifestyles. A beloved Filipino past-time where families and friends spend hours in often fully-airconditioned, all-in-one establishments with food, retail stores, and cinemas. Sprawling malls have transformed from being mere commercial centers into community centers complete with dining, cultural, financial, historical, religious, residential, and leisure facilities. Shopping spaces are drastically different per culture. They are truly public places and are centers of commerce, politics, and culture. At the first age of consumerism, shopping spaces started to converge to similar forms, and while other types of spaces that existed and those vastly different for various cultures a dominating type of organization were the arcades. The ‘mall’ is used to be a place shoppers visited to purchase products such as clothes. Now shopping is merely one of the options the mall has to offer. It is just as much an entertainment destination as it is a shopping space and for some, it may even be the once of where their lodging is for their trip. Even schools have popped up in what we used to identify as the mall. Malls have started to focus on

becoming entertainment destinations or lifestyle center. Studies show that people seek mall because of its social aspect. Despite the record rise of online shopping elsewhere in the world, the Filipino buyer remains skeptical of digital purchases. The 2017 Southeast Asian State of E-Commerce Report, for instance, found that though the country enjoys the third-highest share of mobile traffic in the ASEAN region (71.25%), purchase rates were at only 0.8% on mobile and 2% on desktop. The Philippines lags behind neighboring countries. A separate 2018 study conducted by Research and Tech Lab (RTL), a digital research and consulting firm, found that 68.61% of Filipinos still prefer traditional shopping. Despite the allure of 24/7 access and convenience, shoppers still prefer inspecting the products before they check out. On top of that, Filipinos are fond of munching on snacks every few hours, finding entertainment, and wanting to be around people or be seen by people — something online shopping cannot provide. To many the mall serves as a social outlet away from the heat of the tropics. As the country tends to become hot and humid especially during the summer months, Filipinos flock to shopping malls to cool themselves down. A lot of people meet up to do some business and networking or spend their hours chatting to while away their time. Shopping in Manila, Asia’s Shopping Capital is not for shopping alone, it can make you do some shopping, dining, watching movies or mini-concerts, or simply do other fun things while making great value for your money. This gives you

an unfair advantage of having more things to buy whether your eying for local or international brands. In other words, things are cheaper here and you can find anything under the sun. Well, almost anything. Most flea markets are in open spaces. But there are air-conditioned shopping centers that operate like flea markets where you can bargain for the price of items you are buying. Divisoria is a popular place you want to push shopping in Manila into an adventure. People flock here because the prices are very cheap but most of the items are made in China. Sitting next to Asia’s shopping capital is the province of Cavite, gaining more and more popularity there recent years is thee “Historical Capital of the Philippines”. For many tourists out there and people from neighboring provinces, the Cavite is a place that offers an escape of reality which will surely bring you back to the exciting history of the Philippines through its dozens of leisure and heritage spots. Caviteños love going to malls, it’s their habit to explore the area, and actually, there are malls everywhere in Cavite, like, every 200 meters along Aguinaldo Highway, a balance of urban and rural life which they loved. In terms of road projects, the most anticipated is the CALAX (Cavite-Laguna Expressway), a 45-km tolled highway linking CAVITEX (Cavite Expressway) and SLEX (South Luzon Expressway). The thoroughfare stretches from Kawit, Cavite until Mampalasan Interchange in Biñan, Laguna. Designed to facilitate faster travels and grow trade among provinces, CALAX will have interchanges in nine locations, namely Kawit, Daang Hari, Governor’s Drive, Aguinaldo Highway,

Silang, Sta. Rosa-Tagaytay, Laguna Blvd., Technopark, and a toll barrier before SLEX. Silang, meanwhile, is a town that can be arguably called the wellness center of the region. It is situated in the eastern part of Cavite province. It is bounded on the north by the municipalities of General Trias, Dasmariñas, General Mariano Alvarez, and Carmona; on the west by Amadeo and General Trias; on the east by the municipality of Carmona and the province of Laguna; and on the south by the City of Tagaytay. Silang covers 156.41 sq. km that is broadly classified into agricultural and built-up areas. The municipality is divided into 64 barangays of which 5 are urban and 59 are rural. The urban barangays are Barangay I, II, III, IV, and V. The remaining barangays are classified as rural. Being the wellness center of the region, shopping malls are places of interest to tourists, since they are where you can buy everything you need for a comfortable trip, from groceries to gear. City residents also prefer to make purchases at shopping malls, since large stores in particular periodically hold major sales events where they can buy quality goods at a discount. Shopping malls are a concentration of retail, service, and entertainment enterprises designed to serve the surrounding region. Whether in the form of Bazaar or Market Place shopping spaces from the very beginning of the human civilization used to remain an essential part of common men's life. However, present-day malls are more far more diverse and complex in term of internal spatial planning, the overall organization of various functions, and decisions regarding the site/location criteria keeping in view the not only the unorganized and

unpredictable growth of our cities but also the rapidly changing and fluctuating trends and preferences of our society. In the context of Karachi, shopping malls being a hub of commercial and retail activity, they are bound to become spots of problems such as inadequate parking spaces, traffic congestion and hawkers, encroachments, etc. Thus the provision of ample parking spaces, service roads, and appropriate space provision for vendors need to be the part and parcel of planning consideration. In the Philippines, malls outnumber parks. And it is easy to see why. The apparent lack of ‘green lungs’, especially in Manila, not only limits communal resources for relaxation, socializing, and appreciating nature but also exacerbates air pollution. The Philippines has no equivalent of Singapore’s Botanic Gardens or Thailand’s Bang Krachao. To compensate for the lack of green spaces, malls are increasingly going green through eco-friendly architecture. With these, the proponent has thought of enhanced studying about how Architecture helps in strengthening the bond between nature and the people. The proposed Commercial Complex in Silang, Cavite will not only cover the planning and designing of an entire shopping mall but also redesign a new definition of convenience in a modern lifestyle where they can live, work, play, shop, and study all in the same place. Providing a Shopping Complex that would cater to local and foreign tourists in general, and the relationship between nature and the public will ensure the paramount amenity to the residents.

1.2. Background of the Study Silang is a landlocked first-class municipality in the coastal province of Cavite, Philippines. It is considered as the wellness center of the region among the interior municipality of the Cavite province comprising of six (6) cities and seventeen (17) municipalities. The municipality has a land area of 209.43 square kilometers or 80.86 square miles which constitutes 13.30% of Cavite's total area. Its population as determined by the 2015 Census was 248,085. This represented 6.74% of the total population of Cavite province or 1.72% of the overall population of the CALABARZON region. Based on these figures, the population density is computed at 1,185 inhabitants per square kilometer or 3,068 inhabitants per square mile. According to the Bureau of Local Government Finance, the annual regular revenue of Silang for the fiscal year of 2016 was ₱530,431,409.26. The municipality is divided into 64 barangays of which 5 are urban and 59 are rural. The urban barangays are Barangay I, II, III, IV, and V. The remaining 59 barangays with a total land area of 156.41 square kilometers are classified as rural.

1.3. Theoretical Framework

According to Frank Lloyd Wright, a building should complement its environment to create a single, unified space that appears to “grow naturally” out of the ground. He also thought that a building should function like a cohesive organism, where each part of the design relates to the whole. Architecture is like gardening; it is a realization that everything in life is connected to the soil. It is a deeper understanding of life. It is getting oneself to work hard to create something beautiful and useful. Architecture should vary according to place just as fruit varies according to the soil in which it is planted. The location must be regarded as the springboard for the whole design process, not only in terms of its physical data (geography, topography, climate, and materials) but also its memory data (tradition, culture, legend, and history).

Figure 1.0 Conceptual Paradigm The design concept will be a contribution in terms of tourism in the Philippines because it will showcase the organic architecture of the country. Its goal is to have a domestic design integrating with both modern and indigenous design. Except for the tourist industry, the primary support for developing the Filipino style of tropical modern architecture. Making the distinctive models of traditional cultures, architecture, and history to consider in making the concept.

Efficiency, energy conservation will also take part in the proposal for creating an approachable and comfortable design. The primary design concept for this proposal will focus on how these factors; namely the function, the form, the needs of its users, the elements of the site, and the profile of the people, such as age, gender, and disability, among others, will relate to each other in creating a people-friendly structure.

1.5. Statement of the Problem The study that shows the significant conditions and the general directions that would enhance the economic status through the design and solutions of the proposed project. The problems for this study included five major problems and three minor problems which were structured to further offer insights to the major problem. Specifically, it shall answer the following questions. 1.5.1 Major Problems 1.5.1.1 What are the best method and appropriate design of the project to provide a relaxing, convenient, and therapeutic shopping center environment for the users? 1.5.1.2 What is the choice of plants and materials used on the site can make important contributions to the environmental performance of the site? From trees providing cooling shade to buildings and parking lots, reducing site albedo and heat generation and retention help reduce energy demand?

1.5.1.3 What would be the design approach of the project that will make the spaces productive in regards to the passive and active activities inside? 1.5.1.4 How to establish a project that will catch the attention of the community and how it will help in providing the growing needs of the community? 1.5.1.5 What are the needed space requirements for this project? 1.5.2. 1.6. Significance of the Study The study of the proposal of the researcher will benefit the following: To the community of Cavite and neighboring provinces, the study will give facts that Commercial Complex is needed not only for shopping but also for relaxation and recreation. And with this kind of project, convenience, socialization and leisure is not always about being online, it can be naturally and physically;

To the students of the Department of Architecture and Fine Arts, will contribute knowledge for those who want to design a Shopping Center related study with appropriate information. It will help the researchers and most especially the architecture students in terms of planning, designing, and how they contribute to the environment and development of the country

1.7. Objectives of the Study The objectives of the study are sectioned into two parts namely the project objectives and the design objectives. This matter aims for the needs of the study and is offered for readers to perceive why the study is directed. 1.7.1 Project Objectives The target of this study is to create a place not only for comfort and amenity but also a place for relaxation, socialization, and event venue that will serve not only the citizens of Silang, Cavite but also the young people and unemployed locals to maximize their knowledge, opportunities, and hospitability through the development of the study.

This proposal will be a subject matter in what appropriate design and what innovations and design approaches will be needed or suitable in formulating concepts and ideas regarding this type of study. These areas will be recognized as part of the tourism industry in the municipality concerning the location, splendid beauty, functionality, and convenience which will establish unity and satisfaction that will benefit the residents and the neighboring community where the project is. Due to this, the additional park, tropical garden, and other facilities that are open to the people will be added. This Commercial Complex will be beneficial within the area, thus opening doors for better understanding and more investment which will make

It should be a home for comfort, satisfaction, and the promotion of the economy as a set of opportunities. 1.7.2. Design Objectives The proposed design of the project aims to have an appropriate design to become one of the main attractions in the municipality of Silang. The following considerations and goals to be accomplished include: 1.7.2.1 To use the resources properly around the site and to maintain the right use for the benefits of the citizens; 1.7.2.2 To make changes to the site that will help the surrounding environment to grow;

1.7.2.3 To promote projects on sites where previous disturbance or development presents an opportunity to restore and preserve the ecosystem; 1.7.2.4 To design an environment with proper ventilation and sunlight that promotes good health; 1.7.2.5 To maximize and mimic the benefits of ecosystem services by preserving existing environmental features, sustainably conserving resources, and regenerating lost or damaged ecosystem services; 1.7.2.6 To show the simplicity of the design without limiting the creative approach to show an effective design strategy for the users to continuously love and appreciate; 1.7.2.7 To know the usefulness and arrangement of spaces, finishes, and materials of the case study that will be helpful for the researches proposed project; 1.7.2.8 To showcase the culture, the rich nature business and tourism by the help of architecture; 1.7.2.9 To use a decision-making hierarchy of preservation and conservation; and 1.7.2.10 To have an approach as a tropical garden and stormwater infiltration to have a standard practice as part of conservation efforts.
