1. ABSTRACT Usually, a large period is required for the construction of the house. Therefore, there are twelve-month required to complete the seven Marla house projects. For this project, we also use MS project to make multiple Charts and estimations. The project charter was signed between the owner of the project and the MD construction company. In which the whole project will be completed in one year within the estimated cost of almost 3 crores. Organization Structure, WBS, Scheduling, and Cost Analysis have the important rule in the construction Project. Therefore the study of the Organization structure, WBS, Scheduling, and Cost Analysis was carried out in this project. The MD Construction Company will be taken all the necessary action to complete seven Marla house project which is completed in a twelve month. Different Process and Rate analysis which is required for the construction project will be estimated by Using Microsof Office Project. To minimize the risk the project manager used different charts to find the risk factor and minimize it on time.
2. Project Purpose The basic purpose of the project is to make a project report for the seven marla construction house using all the material which is studied in books, and lectures to help us to understand the project.
3. Introduction The first step to start a project is to identify the project is a new construction project or the existing project to be modified. By signing an agreement which is called the charter of the project, with stakeholders to start the project. So first of all the project scope is defined and then calculate all the financial resources are. Identified all the stakeholders who will take part in the project internal or external. The step is called the Identification of Project. The first phase of the construction of the house is to develop a project contract documentation which is called “charter of the Project”, which will be signed between the owner of the house and the contractor that formally authorize a project. The contract contains the brief introduction of the project and documenting all the initial requirement that fulfill all the customer need and expectation. MD Construction Company is working for the last 10 years on the construction site. It is a trustworthy company in house construction. The basic aim of the MD Construction Company is to achieve the goal in the required time and satisfy the customer to fulfill the basic needs and possible outcomes. Our company gives a luxury construction to the customer with a reasonable price.

4. Project Charter Recently MD Company signed an agreement with Fida Ullah khan for the construction of 7 Marla houses in Hayatabad Peshawar. We provide a luxury life with reasonable cost that’s why He trusted our company for the construction of the house. According to the construction Agreement, the project will be completed in 12months which will start on 1 St January 2021 and be complete on 31 st December 2021. It’s included construction of basement, ground floor, and First floor. The total cost carried out Rs 30012930 only, including plot cost and company percentage which is 18% of the construction cost only. Both parties signed the agreement which includes all the descriptions. The owner will responsible to deliver the money on time and the company will respond to complete the project on time. There are three focuses in the project charter which is following; In this project, our initial focus is to construct the project within a given timeline which is 1 year. To achieve the goal, we construct a table and then allocate each phase of the project to different months which is given below.

According to the estimated budget, our second focus is our target to achieve the goal within a given budget and for that to achieve the goal. We have estimated the cost of every material and we would not be allowed to cross the estimated budget which is Rs 30012930 for 7 Marla houses. In this budget cost, we will build a 7 Marla house in the future also including the basement.

The final and 3rd focus of the project is to identify the scope of the project. To construct and well luxury house in a given period and budget is the scope of the project. Scope tells about the project needs and requirement which fulfill the customer requirement.
5. Organization structure The MD construction company is a functional organization structure in which all manager’s reports to Board of Director. The company contains different functional units which are working down separately. Function units include Project managers, Purchasing managers, engineer managers, H&R directors, financial managers, and marketing managers. The organization structure describes with the help chart which shows the Graphical representation of the company structure. The graphical representation show to Employees and stakeholders to identify the working relationship, so they know exactly how the company works.

5.3.
Marketing Department Advertisement and promotion of the company is the basic responsibility of the Marketing department. It’s also responsible for the sale of the company, pricing of different things, market research and strategy, and all the activities which are related to public relations.

5.4.
Engineering Department Engineering Department conducting the surveys of the site for construction of Project. It’s also responsible to plan the construction project. Engineering department analyzing the results of the surveys, planning and supporting all the issues which are related to the project.
5.5.
Project Department Scheduling and managing the project is the basic responsibility of the Project Department. The project manager ensures the budget for the project and assigns workers and employees to complete the project on time according to the contract. It’s also responsible for the safety of the workers.
5.6.
Purchasing Department The main responsibility of the purchasing department is to purchase material for the project. It’s also responsible for the daily needs of the company. They search for the best items which are reasonable in prices and have the best quality.
6. WBS of a Project structure WBD means the work breakdown structure of the project. WBS is used to complete a complex and multi-step project. WBS is a chart that breaks down large projects into small chunks to do the work faster and more accurately. The main aim of the WBS is to be done project manageable. WBS helps the project manager to decide on the outcome of the various scenarios about whether or not to accept the proposed procedures or changes. Before creating the work breakdown structure (WBS), the manager explains the main objectives first and then the required tasks are identified to complete the goals. WBS draws like a tree diagram in which the primary objective (trunk) is shown at the TOP and the specific detail as an observer read down (Branches) below. When WBS flowchart is completed its look like that all the task are connected and not a single serious tasks are lef behind. All the tasks are placed in boxes that are written in simple text order. All the small task which is carried out easily written down at the bottom of the chart. The interconnected task of the construction of the house is shown in a figure.

If we change one task they may affect the other one. The lines also change as an arrowhead if it is necessary to show a cause and effect well organized, quality control of the project task, risk management of every task, scheduling, and procurement management.
7. Estimated Budget The material was selected and pick from the local markets. There is no compromise on material quality and select the best quality material. First, we calculate structure cost and then we calculate on finishing cost. Plot cost, Digging and other miscellaneous charges will also be added to the total budget estimate cost. S.No

8. Developing of schedule Developing the schedule is created in a planning phase. It is a key part of project management. It is a timetable that organizes the different activities that which acts to be done and which activity to be finished. It’s a process that organizes tasks, duration, resources availability, and due dates of the task to complete the project in a given period within the estimated budget and also assign each task to each member who is responsible to complete it. There are many ways to construct a project schedule with the help of the Gantt chart, Critical Path Method (CPM), and PERT.

Gantt Chart
Microsof Project 16 is used to construct a Gantt chart for the house of construction which mentioned each activity, duration, and predecessor of each task. The screenshot of the MS Project is attached below;

8.2.Critical Path Method (CPM) The CPM is a simple project management technique that is used to identify all the tasks lying on the critical path which is known as critical activities. If this critical task is delayed, the project will also be delayed. When the critical path is identified, then we have a visible picture of the whole schedule and we can easily determine the whole project Duration. Now we can find the critical activities of the project with the help of CPM. Activity A

8.3.
PERT
PERT stands for Project Evaluation Review Technique. It is a tool that is used in project management planning to estimate the duration for finishing the project accurately. Critical path and PERT are similar tools, both are used to calculate the total duration of the project and the task to be done on that duration of a project. Activity
