BACKGROUND This project is being undertaken to build a new residence for Mr. and Mrs. Louis Savard. The new home will be a free-standing, single-family dwelling built on a ten-acre lot of beautiful wilderness located on North Morris Island, southwest on Gull Lake, Ontario. The project is to commence on Saturday, February 1, 2020 and will be completed no later than Friday, January 31, 2021. This home is being constructed to take advantage of the latest building materials and codes and will employ emerging technology to minimize energy consumption. Construction will be overseen and managed by Sansone Builders, the prime contractor who may subcontract components of the construction effort. All labour will be bonded, and all materials will meet or exceed local building code guidelines.

PURPOSE OR JUSTIFICATION The home project is being undertaken to establish a new primary residence for Mr. and Mrs. Louis Savard which is their dream house from longtime. The new residence is scheduled for completion in January so that the Savard family may move in during the first two weeks of February 2021. According to them, the house will be their forever home.

PROJECT OBJECTIVES AND RELATED SUCCESS CRITERIA The principal objective of the project is to build a 2,000 square-feet house by January 31, 2021, on North Morris Island, Gull Lake, Ontario.

The related success criteria of the project are measured in terms of the requirements of the client for the house. It means understanding and bringing to life the vision, needs and expectations the client has for this new residence; all of this within the assigned budget and schedule.

HIGH LEVEL REQUIREMENTS The requirements for the project are as follows: 1. The kitchen must have 12ft granite counter top and must have a 10ft by 4ft granite countertop island 2. Flooring must be either hardwood, tiles or a mix of both 3. 3 bedrooms 4. 2 bathrooms 5. A usable basement (does not need to be finished)

HIGH-LEVEL PROJECT DESCRIPTION & PRODUCT CHARACTERISTICS The project is to build a house in North Morris Island, Ontario. The house will have a basement, 3 bedrooms and 2 bathrooms. The kitchen must have a 12ft granite countertop and a 10ft by 4ft granite countertop island. The house should include a wood burning fireplace. The project includes the installation of a boat dock. The roof should be flat.

SUMMARY BUDGET The total budget for the house is $475,000 from which $75,000 has been spent to buy the land. The build price of the house is estimated to be $200/sq.ft. The foundation cost would be around $9/sq.ft.

PROJECT APPROVAL REQUIREMENTS The project is considered successful if construction of house is completed by the 31/01/2021 within the $400,000 budget and the Client Mr. Louis Savard is fully satisfied with his requirements for the project. The person who decides/approves the success of the project is the Sponsor and owner of the project Mr. Louis Savard, who is the same person who signs off.

PROJECT MANAGER AUTHORITY LEVEL Technical Decisions: The project manager has the power to make a technical decision within his/her area of expertise regarding the deliverable. In case the project is out of her/his specialty, the step to follow is to consult the Managing director and call for the assistance of an expert.

Escalation Path for Authority Limitations: For Issues outside of the authority level of the project manager, the path of communication is as follows: 1. Manager Director 2. Vice-president 3. CEO (Last instance) Budget Management: The budget cannot be exceeded without the Authority of the Sponsor Mr. Louis Savard. Therefore, the Project Manager must communicate directly to Mr. Savard if for whatever reason there is a possibility the budget might change.
