Project Purpose or Justification: The home renovation shall not exceed $60,000 in total cost. All upgrades and cleanup shall be completed no later than August 31, 2019. The purpose of this project is to renovate our condo & resell it at the high price of the market and be able to use the extra cash as an investment to buy a bigger house. The first plan was to renovate just a kitchen, but the client realized that renew to sell and buy, won’t be enough, so the client asked their real estate for pieces of advice, and one of his recommendations was to renovate the whole condos, or paint it and replace the old appliances with new ones.

Project Description: The project will cover all steps in the renovation of the kitchen, from design, planning, and demolition, to kitchen completion and inspection. The 1000 ft2 home (kitchen, two bathrooms, two bedrooms) will be renovated in a modern style. Successfully and efficiently renovate an approximately 1.000 ft.2 home; two bedrooms, two bathrooms and one kitchen are bringing it in compliance with all safety regulations and standards. The client prefers a modern style that will accommodate their family of 5, at the same time be able to entertain large groups of people while affording everyone the professional kitchen they desire. Goals are to stay within the budget; complete the project in 9 weeks; and use durable and energy-efficient equipment, appliances, and materials. The client doesn't want to move out from home during the renovation, so keeping it safe and usable for them is a priority.

Get at least three quotations from different contractors Plan to get a design company to remodel the kitchen and the two bathrooms Get the renovation permission from the property management Get the appropriate permit if necessary from the city to renovate the condo 1

High-Level Risks: - The high-level risks include going over budget and schedule due to underlying issues in the current kitchen that not found until after the demolition of the existing kitchen. - Condo’s inaccessibility due to a significant transformation. - Exceeding the estimated budget due to unexpected expenses. - Dealing with the family on how to handle the situation of moving out of the condos. - Additional charges for the storage unit.

Project Manager Authority Level

Staffing Decisions: The project manager is authorized to hire more subcontractor if needed to complete the project as requested or to release them if the project process takes less. Also, the subcontractor could be issued if there is any work failure or incorrectly done.

Budget Management and Variance: The project manager is authorized to distribute funds to the subcontractors to complete their work as long as it fits in the predetermined budget. Funds may be reallocated within the budget, but additional funds must be authorized by the customer.

PROJECT CHARTER - Samir Balahouane Technical Decisions: The project manager is authorized to make decisions regarding the type of equipment being used or purchased for the project. The project designer must approve changes to the design of the kitchen, two bathrooms & two bedrooms.

Conflict Resolution: The project manager is authorized to make decisions to alleviate any conflicts between the customers’ requirements and project status.
