INDIVIDUAL ASSIGNMENT BSR255 (March- August 2021) (BUILDING SURVEYING PRACTICE II)

A survey is the inspection and investigation of the construction and services of a property in sufficient detail to enable a surveyor to advise what impact the condition and the circumstances of that property will have upon the client. The purpose of this assignment is therefore to expand the student's understanding of building defects with relation to the symptoms, causes and treatments.

TASKS:

Students are required to diagnose the below defects and the effects to other elements. You are required to find any buildings nearby (easy access and permission allowed). Find the defects as below:

Building services (sanitary/ water supply/ electrical/ mechanical/ etc) defects Building Fabrics and Components (refer CPBS Code101)

Building structure (column/ beam/ stairs/ etc) defects External (compound area/ perimeter drain/ apron/ etc) defects

Each student is required to find 5 (five) defects and its remedies for each item. Your finding shall include but not limited to defect description, symptoms, possible causes, prognosis and correction methods. Using the selected case study, you should prepare a simple report.

The aim and objective of this assignment:

1.

To assess common defects, performance of materials, elements and services in buildings.

2.

To elaborate the understanding of building performance and failures in building surveys for various types of defects. To display a confident and responsive verbal presentation and clear written inspection findings.

3.

Your finding shall include but not limited to defect description (definition, types), symptoms, possible causes, prognosis and correction methods. Present your findings in the form of a slide powerpoint or video.

The duration of the slide PowerPoint or video presentation is 6-8 minutes only. Marks will be given on clarity, creativity and presentation each of weeks during field work class. Kindly present and submit your work on Week 7.
