Firstly, it will address the development proposal and the non-compliance in relation to the DCP. Finally, it will present you with what must be followed for the developer to move forward with the development proposal. Therefore, the developer will gain insights into what steps they must adhere to present a successful development application to the council. Firstly, this will address the development proposal and the non-compliance in relation to the DCP. The first issue encountered is the proposed location of the rainwater tank, this is seen to be placed in the front 9meter setback. This must be moved into a location where it is not placed with in a setback. The second issue is in relation to the energy efficiency. The candidate has failed to provide an accredited HMB assessors report is provided expressing a minimum of 3.5 NatHERs stars for each dwelling. The third issue is the fees that have not been paid to the council for the landscaping. Often with development sites they pay a bond to the council to sources someone to maintain and clean the property for them. Also, a landscaping plan has yet to be submitted to the Parrapen Council. Furthermore, attached is a file of all the DCP issues that have been encountered accompanied with the council concerns.

Finally, this will present you with the relevant information of what must be followed for the developer to move forward with the development proposal. Firstly, the rainwater tank must be removed from the front setback and placed in a position where there is no setback. The developer must seek professional advice from HMB assessors and get a report stating that each of the dwellings achieve a minimum of 3.5 NatHERs. The third resolution for a DCP issue is for the developer to pay the council the landscaping fee effective immediately, so that they are able to source a ground keeper. Also, the developer must ask the architect to provide a landscaping plan which is to be submitted to the Parrapen Council. The basement must have a security door installed to provide security and privacy to the tenants of the complex. Also, the dwelling sizes for units 1 – 4 must be increased if the same number of rooms are wanted. In regard to a tree management plan an arborist is needed to provide certification in regard to which trees remain and which trees are demolished. Furthermore, these are just a few of the many resolutions to the council concerns for the development proposal to become successful.
